Would You Put This in Your Home? The Prison Cell Home Theater
Check out the "clang" in the video
As a real estate appraiser with Value Able Appraisals here in Las Vegas, I walk through a lot of homes. Most of them blend together: three bedrooms, two baths, a nice kitchen, maybe a finished basement. But every so often, I open a door and stop in my tracks.
This was one of those times.
Yes, that's a real steel-bar prison door, complete with a cell number above it and hazard striping on the floor. And yes, it opens and closes by remote control with a satisfying clang. Step inside, and you'll find a fully equipped home theater with blacked-out walls, a big projection screen, and reclining seats. The homeowner designed the whole thing as a jail cell, and they committed to the theme all the way.
And this wasn't the only surprise. The home had several other custom features that reflected the owner's very personal style.
Honestly? It's one of the most creative rooms I've ever seen. But as an appraiser, my job is to ask a less fun question: what does this do to the home's value?
What a feature costs vs. what it's worth
One of the most misunderstood ideas in real estate is that the money you put into a home equals the value you get out of it. Appraisers look at something called contributory value, which is what a feature actually adds based on what buyers in the market are willing to pay for it.
A dedicated home theater, in general, can be a desirable feature in the right neighborhood and price range. Buyers like having a comfortable, dark room for movie nights and game days.
A themed room is a different story. The more personalized a space becomes, the smaller the pool of buyers who want it exactly as it is. Some buyers will absolutely love a prison cell theater. Many others will see it and start mentally calculating what it would cost to remove the bars, repaint the walls, and turn it back into a regular room. And when a home has several highly personalized features, that effect can add up, sometimes making a property harder to sell.
How an appraiser would look at it
When we encounter something truly unique, we can't simply look up what "prison theater rooms" sell for, because there usually aren't any comparable sales. Instead, we consider what the space contributes as a finished room or media room, what the local market typically pays for that, and whether the theme is something most buyers would keep, ignore, or pay to undo.
In many cases, an unusual custom feature ends up contributing about what a standard version of that space would, and sometimes less if buyers would need to spend money reversing it. Appraisers call this an over-improvement: the owner invested more than the market will give back.
The twist: it sold almost immediately
Here's where this story gets interesting. Conventional wisdom says a home packed with personalized features might sit on the market while the owner waits for just the right buyer. This one didn't. It sold almost as soon as it was listed.
So what happened? Sometimes a unique feature doesn't shrink the buyer pool so much as it grabs the attention of exactly the right buyer. In a world of listings that all look alike, a memorable home stands out, gets shared, and gets talked about. And for the buyer who falls in love with it, there's no substitute anywhere else on the market.
That's one of the things we enjoy about this work. The principles of valuation are reliable, but real estate is ultimately about people, and people can surprise you. You never know.
So, would you put this in your home?
We'd love to hear what you think. Would you install a prison cell theater, or would it be the first thing you'd remove? And if you've ever seen something unusual in a house, tell us about it.
